What does the hourly rate include and how is it calculated?
The hourly rate is charged from the time of arrival on site or to your home until the time of departure, the charge is per hour or any part of an hour and i minimum charge of one hour. It includes the labour only and no materials or sundries are included in the price, if materials are needed and time is spent collecting then that is also charged as time on site with a maximum of one hour charge for the collection of materials. What is your call out charge?
Call our rates are charged £37.00 per hour, unlike the stadard rate the time is calculated from the time i leave the office until the time return to the office and is per hour or any part of an hour. Return to price list.
How is the daily rate calculated and what do i get for my money?
When paying by the day I will arrive on site at 8am ready to begin work and be on site until 17:00, this time may be used to collect materials should they not already be on site, while on site I shall complete any tasks possible in that given day. If choosing to pay per day and the task/s are completed before the end of the day a complete day will still be payable as I will not have allocated any other work in for that. Return to price list.

If you have a job that is not listed then charge for any work will charged at either the daily rate or hourly rate which we can discuss before any work starts, for longer projects it is more economical to be charged by the day and in generl if i am at the site for the entirity of the day i will charge the day rate, the hourly rate is mainly used for small jobs like maintainance or fault finding, however if you would prefer a fixed price for any project please give me call. What does the dripping tap washer price include?
This price includes isolating the water supply to the problematic tap, removing the tap cover and spindle, re-boring the valve seating and replacing the washer/cartridge. Re-installing all parts and test fully. the price shown includes the price of the washer where a standerd tap is installed but does not include the cost of a new cartridge should one be required. A standard tap is one which requires a full anticlockwise motion to turn on and clockwise turns to off and will have no absolute stop position. Return to price list.
What does the dripping tap, ceramic cartidge replacement include?
This price includes isolating the water supply to the problematic tap, removing the tap cover and identifying the cartridge type and replaceing the cartridge. Re-installing all parts and test fully. the price shown does not includes the price of the cartridge as they vary greatly in shape,size and price with an average of £15 per cartridge. A tap that hace a ceramic cartridge is one which only has a quater tunr motion to turn on and off and has deffinate stop. Return to price list.
What does the outside tap replacement include?
This price includes isolating the water supply to the tap, removing the old tap, supplying & fitting of a new brass bib tap with internal double-check valve into existing fitting. Return to price list.
What does the outside tap installation include?
This price includes the installation of an outside cold water tap by isolating the water supply and installing new pipe work to the position of new tap to be installed. Installing a backplate elbow or suitable fitment and new brass bib tap with double check valve. This price is only valid when the tap is to be installed directly behind a water supply, for example, under the external window behind the kitchen/utility sink, or on an outside wall where there is a water supply directly behind. It is always possible to install an outside tap in any location you wish, even to the rear of large gardens or any position in the garden by moling or trenching the pipework. The price can vary depending on the location of the tap to be installed if the water supply is not within easy access. What does the kitchen tap replacement include?
This price includes isolating the hot and cold-water supply to the tap, removal of the existing tap & the installation of the new tap. Price also includes the supply of any consumables needed, and any minor pipework alterations needed. Price does not include the suppling of a new tap. This price is only valid with single hole mixer taps (standard Tap). All other variations of taps can be changed on request and will be charged at the hourly rate of £37.50 per hour. What does the basin tap replacement include?
This price includes isolating the hot and cold-water supply, removal of the existing taps & the installation of the new tap. Price also includes the supply of any consumables needed, and any minor pipework alterations needed. Price does not include the supplying of a new tap. Return to price list.
What does the bath tap replacement include?
Due to the vast variations and styles of bath installation cannot give a fixed price without a site visit or detailed photograph of the bath and access options therefore bath taps can be replaced at the hourly rate of £37.50 per hour or a site visit will be needed for a fixed price. What does the toilet ball valve (also known as a float valve) include?
This price includes isolating the water to supply to the ball valve, removal of the existing ball valve & the installation of the new valve. Price includes the supply of the valve and any consumables needed. If your toilet has water running into it when not in use or if you have water coming coming out from a pipe outside you could need a new ball/float valve. Return to price list.
What does the storage tank ball valve replacement include?
This price includes isolating the water to supply to the ball valve, removing the existing ball valve and installing the new. Price includes the supply of the valve and any consumables needed. Return to price list.
What does the unvented immersion heater replacement include?
This price includes isolating the mains water and electrical supply including external controls to the cylinder, removing all water from the cylinder and replacing the damaged element. Re-filling the cylinder and completing all tests. Price does not include the element as they vary greatly per model of cylinder, an average price can be £80.00 per element. Return to price list.
What does the immersion heater replacement include?
This price includes isolating the mains water and electrical supply including external controls to the cylinder, removing all water from the cylinder and replacing the damaged element. What does the shower cartridge replacement include?
This price includes isolating the water supply to the problematic shower and the electrical supply to any pump if fitted, removal of shower trims and casing, removal of damaged cartridge and installation of new cartridge. Price does not include cartridge cost or any additional cost in identifying a cartridge from an unbranded shower, an average price for a cartridge can be £150.00. Return to price list.
What does the toilet replacement like for like close coupled include?
This price includes the isolation of the water feed to the w.c, removal or the existing w.c and replacing with new close coupled pan & cistern which is to be supplied by the customer. Price includes minor pipe work alterations and sundries. Return to price list.

This price includes clearing a blockage that is no further than the u-bend within the pan using manual tools only and does not include the removal of the toilet should further investigatory works be needed to locate the blockage. What does the direct hot water cylinder like for like replacement include?
This price includes the isolation of the mains water feed to the storage tank and draining water from the damaged cylinder. Price includes the supply and installation of the new cylinder of equal size and fully testing. Also, includes the supply and fit of new electrical hot water element if previous hot water cylinder contained one. This price includes isolating the power to the boiler and removing any existing time clock or programmer and installing one new programmer or time clock. What does the Magnaclean Filter Installation (where pipework is accessible) include?
This price includes isolating the power and gas supply to the boiler and draining the central heating system. Making minor pipework alterations to accommodate the filter and installing one magnet filter onto the central heating system, refill the heating system and test all for full function. Price includes the supply of one 22mm or 28mm magnet filter. In some cases where pipework is not accessible the price may change as the labour time will be greater. What does the boiler pressure top-up include?
This price includes topping up the pressure in a pressurised domestic central heating system to the correct pressure and testing the central heating. Return to price list.
What does the Magnaclean filter cleaning include?
This price includes the isolation of the boiler and Magnaclean, removing the cartridge of said filter and cleaning filter to restore full flow. When cleaning these filters in many cases the o-rings or washers may need replacing, this will be an extra charge of £20 if I have them in stock or £65 should they need ordering and replacing. What does the gas cooker like for like replacement include?
This price includes an initial gas tightness test before any work begins, isolating the existing gas supply and the removal of existing free-standing natural gas cooker. Includes the Installation of new free-standing natural gas cooker if the appliance is of equal size and not integrated. Final gas tightness test and gas rate on the new appliance once installed. Includes minor pipework alterations but does not include the supply of the cooker. What does gas meter capping include?
This price includes the installation of a cap inside the gas meter to prevent any gas entering the property from the gas main supply. Return to price list.
What does property gas safety inspection (homeowner) include?
This inspection will include an initial gas tightness test, an inspection for obvious damage on or around all gas appliances in the property. An inspection on all visible gas pipework, ventilation and Flueing. A series of operational checks and tests will be done on all gas appliances that you request for inspection. Includes a visual risk assessment of other installed gas appliances if not all, where applicable. Does not include an inspection on parts of your installations that are not accessible or may result in damage to your property if accessed or that pose an unacceptable assessed risk. Does not include an inspection on any central heating pipework or plumbing. I may also highlight for you issues that are not gas safety related. Return to price list.

What is a landlord gas safety certificate?
A gas safety certificate (also known as a cp12) is a gas report completed by a gas safe engineer when an inspection is undertaken on the property, it outlines the appliances tested and the integrity of the appliances within the property.
